I believe one of the most controversial aspects of being a landlord has to do with the determination of “normal wear and tear” and its practical application when a tenant moves out. The generic and general use of this statement does not account for the fact that normal wear and tear is a very relative term. We address the issue as well as possible at the time of a lease signing by giving tenants a detailed form to complete showing any existing damages, dents or dings when they move in, along with a list of what will be expected when they vacate.
